Safe Future
Safe Future was founded in 2011 by Joseph Berg and Amir H. Peleg for the purpose of enabling Israeli investors to invest securely in the United States.
In its 11 years of existence the company has grown and evolved into a dynamic investment & development group, focused in securing land, building homes for sale & rent (BTR – SFR), as well as income producing assets in diversified demographics throughout the United States, with a specific focus on the Southeast.
Our company has been a pioneer in the Single Family Residential “SFR” space, designing and building “Build to Rent” (BTR) homes since 2012. In recent years we have advanced and became self-performing builders through our various strategic partnerships. We have built and sold over 2,000 homes, acquired over 2,000 acres of land, and developed over 4,000 lots within 80 communities in over 20 counties throughout the United States. Our current 5 year development
pipeline consists of over $1.2B in multi-phased projects throughout 8 states.
In addition to our robust home building business, we currently have assets under management (AUM) of approximately $200M in our SFR and multifamily portfolios. Our group’s niche is creating value through strategic acquisition involving land use and development, entitlement, construction, and property/asset management. This gives us a competitive advantage in assessing the feasibilities of projects to ensure we are in the right place on the risk/reward spectrum.

Investment Criteria
We focus on markets exhibiting fundamentals for continued growth through demographic changes, municipal and cultural initiatives, as well as marked signs of development and gentrification. In other words, we identify the “path of progress” and seek to position ourselves within it. We then analyze the potential of select conventional and non-conventional opportunities to secure developable land for current and future development.
Safe Future will invest in both single property transactions as well as multiple property portfolios. The firm operates projects both on a direct and joint-venture basis and works with a wide range of commercial lenders. While the majority of Safe Future’s experience lies in homebuilding, SFR, & Multi-Family, we are selectively open to invest through all major commercial real estate asset classes.
